The Atlantic Coast is extensively developed and to some seems a strand of beach homes: second homes and rentals. FEMA now offers insurance to beach front property owners. The sands beneath these homes is fluid like the sea and the air and in many places is the land under the homes is moving westward leaving the homes destined for a brief life in the surf. The islands don't go away. They just don't stay put. If we knew how fast the shoreline was changing and its direction of change we could better chart the risk and adjust the insurance rate. This would be fine if the were constant and always in the same direction. The rate changes. The direction of change changes. There are cycles of change.
